Claims Help in
York County, PA

Wind shredded the ridge? Hail dimpled the shingles? Tree limb came through the deck? We get on the roof fast, photograph everything your adjuster needs to see, tarp the damage so the inside of the house stays dry, and walk you through the claim from intake to final inspection. Hanover, Spring Grove, York — same-day response on storm calls.

Storm just hit?

Call 717-823-6501 first, then file the insurance claim. Most carriers want a contractor's photo report attached to the claim, and getting us on the roof in the first 24-72 hours dramatically improves how the claim is handled. Emergency tarping the same day if water is getting in.

Storm Damage Roof Repair Done the Honest Way

York County gets hit every year. Wind storms strip ridge caps and lift shingles in Hanover and Spring Grove. Hail in the spring and summer dimples the granule layer across whole neighborhoods in York City. Tree limbs come down on garages and porches in every borough between here and the Susquehanna. After the storm, your phone rings off the hook from out-of-area "storm chasers" pulling permits in three counties at once. We are not those people. Cool Water Roofing is based in Spring Grove, licensed in PA (PA18635), and has been doing storm damage roof repair across York County for 15+ years. The same crew that comes out for the inspection is the crew that does the work, and we are still here next year if you have a question.

What sets honest storm work apart from the storm-chaser approach: we do not push you toward a full roof replacement if a targeted repair will hold. We do not invent damage that was not there. We do not tell you the insurance company "owes" you a new roof when the existing one has another decade in it. What we will do is climb up, photograph the actual damage, write up an honest scope of repair, and give you a written number you can hand to your adjuster. If the damage is bad enough that a replacement is the right call, we will say that too — and back it up with photos any adjuster can verify.

Storms That Show Up in York County, PA

If you live in Hanover, Spring Grove, or anywhere in York County, you have seen all of these. Each one damages a roof differently, and each one has a different paper trail an insurance adjuster wants to see:

  • High-wind events & nor'easters — the most common claim we work in York County. Wind lifts the leading edge of three-tab and architectural shingles, breaks the seal strip underneath, and either tears the shingle off completely or leaves it loose enough that the next rain works underneath. Damage is often hardest to see from the ground, especially on the back slope and ridge.
  • Hail storms — spring and early summer. Hail bruises the asphalt mat under the granules, knocks granules off in a circular dimple pattern, and shortens the roof's remaining life by 10-15 years even when no leak shows up immediately. Adjusters look for a specific bruise pattern and granule loss; we know exactly what to photograph.
  • Tree fall & limb strike — wet snow loads in March, ice storms in February, and summer microbursts. A limb does not have to come through the roof to total a section — it can dent the deck, crack rafters, and shear off the gutter and fascia all in one strike. Often pairs with a homeowners claim under a different coverage line.
  • Ice damming & freeze-thaw damage — February and March. Standing ice at the eaves backs water up under shingles and into soffits, attics, and exterior walls. Insurance treatment is tricky — some carriers cover it, some classify it as maintenance — and we will tell you up front which way yours is likely to go.
  • Heavy snow load — rare but it happens. Wet spring snow on a low-slope porch or addition can collapse aging decking. Get us out before you try to shovel it.

What a Cool Water Storm Inspection Covers

Free, no-obligation, on-site, and ours — not subbed out. After a storm we get on the roof and document everything an insurance adjuster needs to see. Most inspections take 45-90 minutes; the written report goes back to you within 24-48 hours. Here is what we cover:

  • Full roof walk on every accessible slope, with photos of every damaged shingle, lifted seal, missing ridge cap, and granule-loss pattern. Annotated and dated.
  • Hail strike mapping — if hail is suspected, we use the standard 10-foot test square method on each slope so the report shows hits-per-square the way an adjuster expects to see it.
  • Flashing & penetration check — chimney flashing, sidewall step flashing, vent boots, skylights. Storm damage often shows up at these details first.
  • Gutter, drip-edge, fascia & soffit inspection — wind and tree strikes routinely damage these along with the shingles. They are usually a separate line on the claim and we make sure they get itemized.
  • Attic check when accessible — daylight visible at the ridge or rake, water staining on the underside of the deck, and obvious rafter or sheathing damage all go into the report.
  • Written estimate with line items the adjuster's software (Xactimate or similar) recognizes — squares, accessories, ice/water shield, drip edge, ridge ventilation, and any deck or structural repair. Priced fairly to local market — we do not pad the number.
  • Photo report PDF emailed to you, ready to attach to your insurance claim.

How the Insurance Claim Process Actually Works

Most homeowners in Hanover, Spring Grove, and York have never filed a roof claim before, and the process is not as scary as it sounds. Here is what to expect, in the order it actually happens:

Step 1 — Call us first, then your insurer

Get our written photo report in hand before you file. It gives you a clear picture of the damage, an honest dollar figure, and documentation the carrier wants anyway. If water is actively getting in, we will tarp the damage the same day to prevent further loss — that itself is usually a covered emergency-mitigation expense.

Step 2 — File the claim

Most carriers (State Farm, Allstate, Erie, Nationwide, Liberty Mutual, Travelers, USAA — all the ones we see in York County) accept claims by phone, app, or website in under 15 minutes. They will assign a claim number and schedule an adjuster visit. Tell them you have a contractor's report ready.

Step 3 — Adjuster visits the roof

The adjuster comes out, climbs up, and does their own measurements and photos. We can be on site for the inspection at no charge — and we recommend it. Two pairs of eyes catch more damage, and being there means the adjuster's scope and our scope match before anything is written down.

Step 4 — Carrier issues the loss estimate

You get a check (or two — an "ACV" check now, "depreciation" released after work is complete on a replacement-cost policy) plus a written scope. We compare the adjuster's scope against what we documented; if anything got missed, we file a supplement with photos and our line items. This is normal and adjusters expect it.

Step 5 — We do the work

Tear-off (if a full roof replacement was approved), repair, or any combination. Permitted with York County, photographed at every stage, and a final invoice that matches the carrier's approved scope so the depreciation gets released on time.

Step 6 — Final inspection & warranty

Magnetic nail sweep, walk-around with you, written workmanship warranty in your hand. Manufacturer warranty registered with GAF or whoever made the shingle. Done.

What's Included When We Repair Storm Damage

Whether the carrier approves a partial repair or a full replacement, here is what is in the standard scope on every storm job we run in York County:

  • All damaged shingles replaced with a matching shingle (color and style) where possible. If the line is discontinued, we tell you up front and discuss options.
  • New synthetic underlayment in the repair area — no felt, no shortcuts.
  • New ice & water shield at every eave, valley, and penetration touched by the repair.
  • New flashing at any chimney, sidewall, or pipe penetration involved — soldered, sealed, and inspected.
  • Ridge cap & ridge vent replaced where damaged — ridge caps are the #1 wind-damaged item we see.
  • Deck repair where the storm damaged the sheathing — rotted or split OSB/plywood pulled and replaced, priced separately and approved before we cut.
  • Gutter and drip-edge replacement if the storm took those out — itemized on the claim.
  • Daily clean-up with magnetic nail sweep and tarp protection of plantings and HVAC below the roof line.
  • Written workmanship warranty — transferable, in your name, in your inbox.

Why York County Picks Cool Water for Storm Work

Three things matter on a storm job, and they are why our phone rings the year after a big event when the storm chasers have all moved on to the next county. One, we get there fast — same-day or next-day for emergency tarping, 24-48 hours for the full inspection report. Two, we do the documentation right the first time so your claim does not get short-paid because something was missed. Three, we are local — based in Spring Grove, doing roofs in Hanover, York, Dover, Dallastown, Red Lion, and the rest of York County. If you have a problem with the work next month, next year, or in five years, we are still here at the same phone number.

If the storm damage turned out to be bigger than a repair, we will spec the right full roof replacement for your home and warranty, including a hybrid shingle-plus-rubber spec if you have any flat sections. If the damage is on a low-slope porch or addition, our rubber and flat-roof crew handles it without subcontracting. Not sure what you are looking at? Start with a free on-site inspection — no pressure, no upsell, just an honest answer.

Storm damage you need looked at? Call 717-823-6501 or request a free inspection online. We answer the phone, we will be on the roof when we said we would be, and we will tell you straight whether your claim is real, what it is worth, and how to get it filed right.

What York County Homeowners Say About Our Storm Work

★★★★★

"A nor'easter took most of the ridge cap off our house in Hanover. Cool Water was on the roof the next morning, had a tarp down by lunch, and the photo report was in my inbox before dinner. State Farm approved the claim with no pushback. Same crew did the repair the following week. Couldn't have asked for better."

"Hail came through Spring Grove last May and three contractors knocked on our door within 48 hours. We called Cool Water instead because they're local. They documented every hit, were on site for the Erie adjuster's visit, and made sure nothing got missed. We got a full replacement approved and the work was done in two days."

"Big oak limb came down on the back of our garage in a summer storm. Cool Water tarped it that night, repaired the deck, and put on new shingles that matched the rest of the roof. They walked Allstate through the whole scope with me on the phone. Honest people, honest work."
