What a Free Roof Inspection From Cool Water Actually Looks Like

A free roof inspection should be exactly that: free, on the roof, and useful. A lot of homeowners in Hanover, Spring Grove, and York PA have had a "free inspection" turn into a 90-minute sales pitch in the kitchen with a clipboard. That is not what we do. Cool Water Roofing has been working roofs across York County for 17+ years and we are based right here in Spring Grove. The same crew that comes out for the inspection is the crew that does the work, so we have a real reason to be straight with you the first time.

When you book a free roof inspection with us, here is what actually happens: a Cool Water roofer drives to your address in York County, climbs the roof (we walk it whenever it is safe to walk), and runs the full 24-point check. You get a straight answer on what we found and — if anything needs work — a fair line-item quote by email within 24-48 hours. There is no high-pressure pitch. No "today only" pricing. No clipboard demo at your kitchen table. If you decide not to do anything with us, that is fine. We will still answer the phone next time you call.

The 24-Point Roof Inspection — What We Check on Every Visit

Whether you called because of a small leak, a recent storm in York County, or you just want a baseline before listing the house, every inspection we run covers the same checklist. No skipping the back slope. No "looked fine from the ground." Here is what gets eyeballed and written up on every job:

Field of the roof — the shingles themselves

• Granule loss — bald patches, granules washing off the roof, premature aging from sun on south slopes.
• Wind-lifted & missing shingles — especially on rake edges, ridges, and back slopes most homeowners never see.
• Hail bruising & impact damage — the small circular dimples a homeowner cannot spot from the driveway but an adjuster looks for.
• Cracked, curled, or cupped shingles — usually a sign the roof has aged out, not a single failure.
• Sealant strip integrity — the glue strip under each shingle that keeps the next row from blowing off in a wind storm.
• Nail-pop & exposed fasteners — small holes in the wrong places leak slowly for years.

Penetrations & flashings — where most leaks actually start

• Chimney flashing & counter-flashing — old tar repairs, cracked mortar joints, and rusted-out steel.
• Sidewall & step flashing — where the roof meets a dormer or wall. Often hidden behind exterior cladding and missed.
• Plumbing vent boots — the rubber gasket around plumbing pipes. They dry-rot and split in 8-12 years like clockwork.
• Skylights — head-flashing, side-flashing, and the gasket around the glazing.
• Ridge vent & box vents — clogged, damaged, or installed wrong.
• Valleys — metal valleys, woven shingle valleys, and where water concentrates and finds shortcuts.

Edges and the roof perimeter

• Drip edge — missing, dented, or pulling away.
• Rake & eave detail — cracked starter strip, lifted ridge cap at the rake, and any nailing pulled loose at the edge.
• Ice-dam history — staining patterns at the eaves that say last winter's freeze backed water up under the shingles.

Attic & deck — what is happening underneath

• Attic ventilation — intake at the eaves, exhaust at the ridge or gable, and whether the system is balanced.
• Insulation & airflow — blocked attic intake baffles cook a roof from underneath and shorten its life by years.
• Daylight at the ridge or rake — you should not see any.
• Deck condition & staining — water marks on the underside of the deck show old or active leaks.
• Rafter or sheathing damage — rotted decking, sagging, or storm-strike fractures that need to be addressed before a new roof goes on.

Recommendation & quote

• Straight answer on the spot — every issue we find, explained in plain English.
• Plain-English summary — what the roof needs now, what it can wait on, and roughly how many years of life are left.
• Itemized estimate if any work is recommended — squares, accessories, ice/water shield, drip edge, ridge ventilation, and deck repair if needed.

How Long It Takes — And When You Get Your Quote

When You Should Get a Free Roof Inspection

A roof inspection is cheap insurance. We recommend a no-obligation inspection any time you fall into one of these buckets — and most of these we get called for every week somewhere in York County:

• After a storm in York County — high winds, hail, ice, or a tree limb came down. Even if nothing looks wrong from the ground, get a real storm damage inspection while the damage is fresh and the insurance claim period is open.
• Visible warning signs inside the house — a brown ring on the ceiling, water staining in the attic, drips during heavy rain, or a musty smell on the upstairs walls.
• Visible warning signs outside — granules washing off the roof, shingles in the yard, daylight visible from the attic, or curled and lifted shingles you can see from a neighbor's yard.
• Roof age — if the roof is 18+ years old (asphalt shingle), it is worth knowing exactly where it stands. Some last 25 years, some are toast at 17.
• Buying or selling a home — a straight answer on the roof's condition, plus a written quote for anything it needs, is gold during negotiation. Sellers use it to defend the asking price; buyers use it to ask for a credit or a targeted repair before closing.
• Annual or bi-annual maintenance — once a roof passes 12-15 years, an inspection every two years catches small failures (a split pipe boot, a lifted ridge cap) before they turn into ceiling damage.
• Second opinion before a replacement — another contractor said you need a new roof? Get our eyes on it free before you sign anything. Sometimes the answer is "yes, they're right, here's a fairer price." Sometimes the answer is "you have eight more good years — do not replace it."

What "Free" Actually Means Here

The reason a free roof inspection is free is simple: when we are honest with you, you remember our name. Most of our work in Hanover, Spring Grove, and York PA comes from word-of-mouth and repeat homeowners, so the goal of the inspection is not to manufacture a sale — it is to be the company you call back the next time something happens. There is no charge for the inspection, no fine print, no membership, and no obligation to use Cool Water for any work the inspection turns up.

If the roof is fine, that's what we tell you. If it needs a small repair — a pipe boot, a ridge cap, a section of step flashing — we tell you that and we quote that. If it is genuinely time for a full roof replacement, we tell you that too, and we quote it line by line so any second-opinion contractor can verify it on their own walk. We do not invent damage. We do not pressure you to "lock in" today. We do not threaten that the price goes up tomorrow. That is not how York County does business and it is not how we do business either.
